If I am unable to bring you an offer
on your property within 120 days of entering into an Exclusive
Sellers Listing Agreement, at an offer price of 95%, or
more, of our mutually-agreed upon list price, I will deduct 5% from the commission you are
paying Riverfront Properties Inc.
Why? Our Clients
must know that working with The Kepner Group is a less risky way to sell* their home. We are
committed to getting you the best possible price in the right amount of time.
We have a vested interest in
getting your home sold: Our business depends on repeat
clients. To do that, our clients must come
away satisfied with the transaction and must look
forward to using our services again; and, our clients must feel that they can enthusiastically refer friends, family, and business associates to work with us.
There are only two things we ask in return for this Guarantee:
1. Your property must be
a single-family home or townhome and priced within 3% of the last 3
months of comparable sales in your neighborhood (or the last 4
sales, whichever is greater); and,
2. You must be willing to make
the necessary repairs to your property, and put it in a condition
that will reflect the market price before we implement our marketing
program.
I'm sure you would agree
that this is not too much
to ask!

If I am unable to locate your next
home within 120 days of entering into Exclusive
Buyer Agency, within lender's pre-approved mortgage range, and you are
able to close
within 150 days from time of
entering into Exclusive Buyer Agency, I will pay
for your home inspection and termite inspection!

There are only three things we ask in return
for this Guarantee:
1. You are pre-approved by your choice
of lender and we have a letter to
that effect in our files; and
2. You must be willing to view properties as needed.
Market conditions are such that when a new listing comes on the market,
you need to be
available.
3. That you can close within 105 days from the
date of signing Exclusive Buyer Agency.
I'm sure you would agree
that this is not too much
to ask!
