Dear Prospective Seller:

You may have been thinking about selling your home but haven’t yet made the decision yet.  You’re probably concerned – concerned that you won’t find anything else, afraid that you might not be able to sell your home for top dollar, perhaps even worried about the process, the possible disruption. 

 I’d like to introduce myself.  My name is Pamela Jo Kepner.  I’ve been selling residential real estate in this area for some time.  Every year I sell a number of fine homes.  One of my skills is counseling clients on how to list their house for the maximum sale price in the shortest period of time. There are techniques that many Realtors are not very familiar with that enhance the perceived value of a home - that cause a house to sell for close to or right at listing price.  They also enable the sellers to minimize the time the house is on the market.

These important techniques let me showcase a home to every prospect – local, national and international.  Buyers can literally ‘see themselves’ in your house while sitting at their computer looking at our complete Virtual Tour, or sitting in their car as they listen to our Talking House.  I’ve got many examples of how effective these tools can be, but I’m not trying to list your home right now.  What I’d like to do is offer to serve you. 

 I provide a unique service to my clients.  What I do is sit down with them and help them evaluate and determine whether or not it makes sense to sell their house and buy a new one.  Whether the market conditions are right to maximize profits now.  It’s called “consultative selling.”  I help folks understand in advance what it’s going to cost them.  I give them a candid assessment – not a salesman’s assessment, but a candid, analytical, financial assessment, of the opportunities and pitfalls.  And frankly, half the people who come to me I talk out of selling.  It depends on what your needs and objectives are, and the dynamics of your financial and family situation.  I don’t’ believe anyone can make the right decision until they have all the answers.  I don’t think they can have all the answers until they ask themselves the right questions.

There are many competent Realtors in our area.   But there are also a lot of folks who don’t have the competence, or the attention to detail, that I think you’ll need when you commit the fate of your house to someone’s hands.  I may or may not be the right person for you, but I know this much:  I’ve helped a lot of people ‘sell’; and, I’ve talked more than a couple out of making the ‘sell’ decision.  I would like to give you some answers to some very important questions you either have been asking yourself, or thinking about. 

 I’m not in a hurry for the ‘listing.’  I have a very good ‘book of business.’  I find that the best way to grow that ‘book’ is to help you clearly make the right decision for you and your family.  I know that if this is not the time for you to sell your home, you will refer me to friends, family members and co-workers.
